DON:  We are back on 950AM-My name is Don Tollefson and this show is the other side of sports.  We talk about the X’s and O’s but we also talk as well about the great things going on in the community.  Great things, positive things in the community that reflect the better value of sports, the good things being done by the good people and today we are coming to you from a place, speaking of good people where the great Meg Shea and her sales team are offering to the public the luxury 55+ condominiums at an awesome place called The BrynChester right off of West Chester Pike in Newtown Square.

DON:  Meg first off, welcome to the show here at 950 ESPN.  Thank you for your hospitality.  I am known both on and off the air to use the word awesome.  You took me on a tour of one of the condominiums here and I want to go beyond awesome because we have had some people, we’ve had a steady flow of people that came to look at what your offerings are here at The BrynChester, and I have been amazed.  I am right in this beautifully appointed lobby, and they come in with the excitement that all shoppers when looking for home have –but they are jaw dropping!  They are coming out of looking at these units with a full jaw drop because you have some incredible condominiums here.  Tell us a little about what is happening here at The BrynChester. 

MEG:  Well Don, we are the only 55 and over condominium community in Newtown Square.  We are very proud of the fact that it has taken us a long time to finish this project but we have done it right.  We have complete masonry construction, so it is very very quiet.  It is completely fire resistant, not a stick of wood in the property.  We have underground parking.  We have exterior garages.  Plenty of parking for visitors.  And it is a very convenient location.  Wayne is ten minutes away. The Blue Route is ten minutes away.  The airport is 20 minutes away, so we are centrally located in a great spot. 

MEG:  We only have 27 units so it’s very exclusive.  There’s not going to be hundreds of people living here.  We are set off in a park like setting.   

DON:  I’ll tell you one of the things that I was immediately struck by was the ease at which you can get here.  And I know the Newtown Square area really well.  People just come down West Chester Pike just make a simple turn onto Rhoads Avenue.  We are just a couple of miles from the Blue Route.  Maybe about 5 miles from City Avenue, but to me you are in the middle of such a great geographical area right now because you said, close to Wayne, close to the train, close to public transit which you can hop if you don’t want to use your car.  Or jump on the Blue Route and get to the Turnpike, or get to the Airport.  But also Newtown Square and this area, where Delaware County and Chester County meet has now become a real mecca for fine dining and great shopping.  There is just a lot of stuff that people who move to The BrynChester, in the 55 and over are going to be able to do without going far.

MEG:  Exactly.  We also are going to be partnering with Dunwoody, which is the Retirement Community right across the street.  Our residents will be able to use their facilities as far as their gym and indoor pool, their dining, so if they decide they don’t want to cook here one night they can go across the street and have wonderful dining at Dunwoody Community.

DON:  When we walked through the unit I walked very slowly because I was just amazed by the appointments, the luxury, the quality of the workmanship.  Your kitchens and your bathrooms for people who become homebodies and want to spend a lot of time at home are comfortable.  But for entertaining, what an incredible unit you showed me! 

MEG:  And every unit is the same way.  No matter if it’s our 620 unit or a 999 unit they are all fitted with the exact same high end amenities.  Such as granite, Sub Zero Refrigerators, Wolf Appliances, Hahngrohe Faucets, all name brands, all high-end name brands amenities that are standard here, which are upgrades elsewhere. 

DON:  Meg, you talked about a great deal.  If I were to come out to Newtown Square, The BrynChester, fall in love with it which is pretty easy to do.  If you are in a position to make a move and a purchase you have a great parking incentive.  Tell them about this.  This is very cool.  It has some flexibility to it.

MEG:  Yes.  We have 27 exterior garages.  And during the month of May anyone who signs on to purchase a unit at The BrynChester will receive that garage for free. 

DON:  Wow!

MEG:  That’s a $40,000 value!  They can either use it, lease it or sell it! 

DON:  So they could get the money in essence for that.

MEG:  And they hold onto it for a couple of years.  Just like anywhere, parking is at a premium.  So it will appreciate as much as the condominium will.  It is separately deeded.  So they can sell it.

DON:  Now one of the things I immediately noticed was some of the high end name brands that you said comes in every unit standard.  You don’t have to say much more to people who love their kitchens as a Sub-Zero refrigerator that a nice touch.

MEG:  With a two drawer pull out freezer.  Not one but two!

DON:  Not one but two!  And you know, within the real estate community I am sure there is going to be interest in this.  People in the business are going to come here and see this and all.  But the guest quarters that you have.  I am going to long refer to this place, The BrynChester, as the place, oh yeah, with two master bedrooms!  You showed me a master and then you walked me through this large unit and all of a sudden another master.  And for no other reason I call it that as it had this incredible second walk in closet!

MEG:  Exactly.  The only difference between the guest suite and the master is an additional walk in closet and a sitting area. 

DON:  We talked about this and this means the Heineken ad could come to life! 

MEG:  Absolutely!

DON: The one where two guys have the second walk in closet. (Laughing)  Meg Shea is my very special guest.  My name is Don Tollefson and I am live here on 950AM from The BrynChester Condominium.  You made the point about Dunwoody and I think it’s an important point.  It’s a very active retirement community.  And people are saying with good reason that 55 is the new 45 or even the new 40 and we’ve talked so much about the medical advances that enable people to feel younger so much longer and all but you are making a great point that and let me put the emphasis here that you are going to have only 27 units here.  People will develop friendships with their other residents and friends here but also having a place where you can socialize with people and take advantage of some of their amenities is going to make this an even more attractive buying opportunity.

MEG:  Absolutely!  Another thing the builder is offering is 3.99% financing.  So they will buy down a 30 year fixed loan at 3.99 so they are offering a lot of incentives to get this going.  We really only have been open for about a month or so.  We were in a trailer prior to this.  Now is when we are really putting the push on to get the word out about The BrynChester.  It’s a wonderful community.  And we have wonderful people working here!  Kristin Sperry is my sales manager and who is here almost every day like me, and she takes very good care of everyone who comes through.  She is very thorough in showing off everything that is offered here.  And not just here, but throughout Newtown Square.

MEG:  And we have a wonderful website which is www.TheBrynChester.com which has virtual tours of our units and also still photographs that our photographer has taken of the amenities here and our town.  We have restaurants and tailors, and pizza shops and bakeries.  They are all included.  We come as a package!

DON:  Often you have talked about and I want to talk about the proximity you are to Chester County.  You are very near the community of West Chester.  And then in West Chester you can go and eat in 10-15 great restaurants.  And you are not far from Media Pennsylvania.  Especially with your proximity to the Blue Route and Route 252.  Media has this great booming downtown-so you really are in the center of it all!  Give me that website address again!

DON:  Okay for those of us who have our spelling checker on sometimes.  It is Bryn as in first word of Bryn Mawr and Chester, C, H, E, S, T, E, R all one word, .com.  Tell me a little more about the history and how it took all this time and effort like you said this is not something where the construction is just pushed.  You guys really worked hard to have everything again like the hardwood floors, to the upgraded bathroom and kitchen stuff to the point where someone would walk in and not say “You know gee I would have preferred this”, they are going to say “This is exactly would I wanted!” 

MEG:  Exactly.  Everything we have are upgrades elsewhere.  The hardwood floors, the granite, the brushed marble, stainless, everything is an upgrade elsewhere, but here, it’s already here!  It’s already in place and it’s not an upgrade.

DON:  That is so cool!  Again, give us the parking details because you have a great deal till the end of May.  If somebody were to come in and make a move on one of these great units at The BrynChester. 

MEG:  We have an underground parking garage that for a person who chooses to purchase here, they would get one spot underground.  But they would also get an exterior garage for their use if they would like.  Or they can lease it or they can sell it.  And the value of the garage at this point and time is $40,000. 

DON:  I also understand that if anyone moves in here before the beginning of May it would guarantee and second World Championship for the Phillies.  (Laughing)

MEG:  Absolutely!

DON:  That’s the key then!  Come in here and we will give the residents of The BrynChester the credit for what’s going on!  Well Meg Shea, thank you for joining us!  Great Stuff!  She has been an incredible hostess and again you are going to just be blown away by this place.  If you come out and you can’t find this place then you are geographically challenged  because we are right off of the Blue Route and we are right off, about 5 miles, from City Line Avenue, and when you are coming down West Chester Pike you make a simple turn on to Rhoads Avenue, and voila!  You are at The BrynChester!  And again I am not kidding when I say that the people  who are coming through the door today, they are spending a few minutes with Meg or Kristin and they take the great tour and then when they come back through the lobby and this is something that the oral surgeons may need to address, the jaw is just dropping at least three inches below because of this place!  Beautiful beautiful units!
